Do I Need Renovation Insurance?

Jul 18, 2025

If you’re planning a home renovation project, no matter how big or how small it is, then it’s a good idea to get a dedicated home renovation insurance policy.

In this post we’ll outline what home renovation insurance covers, and why you need it.

What is Renovation Insurance?

Renovations insurance is a specialist policy which can cover you for all of the additional risks associated with renovation projects of all sizes. Your standard home insurance policy is unlikely to cover you for renovation work.

While your home insurance might provide some cover for work you carry out, this cover will probably be very limited. For example, it may only cover works up to a certain value, making it unsuitable for larger projects. Also, it may only cover your home’s structure, and not its contents.

Only dedicated renovations insurance will give you the total peace of mind that everything will be covered should anything go wrong with your renovations.

What Does Renovations Insurance Cover?

A comprehensive renovation insurance policy will often cover:

  • Structural damage to your property.
  • Fire, theft, or break-ins that may take place while the renovations are taking place.
  • Contents cover, in case any of your personal property is damaged or stolen during the renovations.
  • Non-negligent party wall liability, which can cover any damage that might occur to neighbouring properties as a result of the work.
  • Employer’s liability cover, in case any contractors you hire sustain injuries while on the job.
  • Unoccupied home cover, just in case you temporarily relocate for the duration of the renovations, leaving your home unoccupied and unattended.

Do I Need Home Renovation Insurance?

Home renovations are costly enough. But it something goes wrong during your project, it could end up costing you a fortune.

Here are some key reasons to consider home renovation insurance:

  • If your home insurance policy will not cover your renovation project, then you should certainly consider getting specialist insurance to cover your works.
  • Major works could result in major damages, such as a collapsed chimney or wall. But even smaller projects can result in major damages and significant expenses. For example, when drilling into a wall, you could hit a water pipe, causing a flood.
  • Non-negligent party wall liability is another factor to consider. In UK law, if you carry out any renovations that result in damages to a neighbouring property, then you will be liable for all costs even if you did not act negligently. Renovation insurance could cover this liability, which will bring peace of mind for your neighbours, as well as for you.
  • If you hire any contractors for the job, then legally, you may be considered their employer. In which case, you’ll be liable for any accidents or injuries they sustain while on the job. Once again, renovation insurance can cover this liability.

Note: Regardless of whether you get specialist cover, you need to tell your insurer about any work you undertake on your house. Failing to inform them might invalidate any cover you have in place. Read our full guide to telling your insurer about renovations.
